New housing data from the Central Lakes Association of REALTORS® shows a more active but shifting market in Northumberland County as the spring season begins.
In March, the county recorded 102 home sales, up 43.7 per cent from 71 in February. New listings also surged, rising 79.2 per cent to 328 properties entering the market.
At the same time, the average home price declined to $670,503, down from $693,431 the previous month. The increase in listings alongside softer prices suggests improving inventory levels and more choice for buyers.
Year over year, the change is more pronounced. In March 2025, the average home price in Northumberland was $801,717, meaning prices have dropped by more than $130,000 over the past year, while sales remained unchanged at 102.
Homes are currently spending an average of 47 days on the market, reflecting a pace that sits between the tight conditions seen in recent years and a more balanced environment.
Across the broader region, similar trends were observed, with most areas reporting higher sales and increased listings compared to February, alongside mixed or declining prices.
The data points to a market that is becoming more balanced after periods of limited supply and rising prices.
For buyers, increased inventory may provide more flexibility and negotiating room. For sellers, the shift may require more competitive pricing strategies as market conditions continue to adjust.
