The spring housing market is showing renewed momentum in Northumberland County, with rising home prices and steady sales activity in April.
According to the Central Lakes Association of REALTORS, 103 homes were sold in Northumberland County last month, a slight increase from 102 sales recorded in March.
The average home price rose to $714,267, marking a 6.5 percent increase month over month from approximately $670,503 in March.
New listings dipped slightly to 324, down just over one percent, helping maintain relatively balanced market conditions as buyers and sellers navigate the spring season.
While monthly figures show positive movement, year over year comparisons suggest some softening. Sales were down from 124 in April 2025, and the average price was also slightly lower than last year’s level of $726,817.
Across the broader Central Lakes region, similar trends are emerging. Most areas saw increases in both sales and prices from March to April, with stronger activity reflecting the seasonal spring market.
Officials say the Bank of Canada’s decision to hold its key interest rate at 2.25 percent is providing stability, helping to boost confidence among buyers and sellers.
CLAR President Christine Riley says the combination of increased activity and steady inventory is creating a more dynamic market environment, even as affordability remains a challenge for some households.
Looking ahead, real estate officials say continued investment in infrastructure and housing supply will be important to support long term growth across communities like Northumberland County.
The data suggests the local market is gradually moving toward a more balanced position as the spring season continues.
